Introduction.
Breather (now acquired by Industrious) is a flexible office and workspace space provider. With a state of the art app, Breather allows users to easily find and book a space by the hour. Each Breather space is secured with a keypad, accessible with a unique access code available only to you and your guests.
Prior to Covid, flexible office space was high in demand. The original workspace model Breather provided were small private rooms, with a comfy lounge and a shared work table best suited for small team meetings, freelancers, and therapists. As our client base grew so did our requests for bigger spaces with desks, while still maintaining the Breather style.
After our initial launch of Breather offices in 2018, which you could rent for a month or more at a time, demand continued to grow for bigger spaces, with more services including: amenities, furniture customization, in room signage, space entry access.
Hence we launched 322 8th Ave, the first of Breather’s hub and spoke model. This project took 6 months from attained lease, to construction, to completion.

“The office hub-and-spoke concept is nothing new. Large corporate companies have used it for years. Their headquarters serves as the hub of the business, while the spokes are a geographically distributed network of offices, usually based on talent and client needs. The headquarters is generally in a core location accessible to public transportation, and it acts as the cultural center of the business.”
322 8th Ave was the first of a new hub and spoke model not only for Breather, but for flexible office space in general. This office concept is usually very costly for companies and requires long term leases across multiple locations.
“Larger spaces typically work better for hubs as they’re equipped with the tools, features and layouts needed for acting as a business’s core location. Typically, a hub space would include multiple breakout rooms, different areas of soft-seating and areas for large team meetings.” In addition to its 4 meeting rooms, 322 8th Ave comes with 8 phone booths and a break-out lounge area. Should your team need additional breakout space, this building hosts 2 additional breather spaces that can be rented.
